Guaranteed Rent
We work closely with our landlords & tenants to deliver a personal service tailored exactly to their needs. With our guaranteed rent service our landlords benefit from a free property management service, where we vet all tenants and conduct regular free inspections. Our guaranteed rent service provides you with between 1 to 5 years’ worth of guaranteed rental income. What’s more, there’s no catch and no fees involved.
Property Management
Throughout the guaranteed rent period, the management of your property is systematically taken care of by Easy Living Spaces. Our management software and in house processes enable us to efficiently select tenants of good character, organise repairs and ensure your property is compliant with the latest rental legislation. Annual property reports will be sent to you providing a summary of your property’s condition and accounts to date.
Property Maintenance
Our regular cleaning service, maintenance contractors and quarterly inspections all ensure your property is being looked after. We conduct formal inspections every six months and send photos directly to your inbox.
Our cleaners keep us informed of the condition of the property on a weekly basis and if they voice any concerns we follow up immediately. Easy Living Spaces’ staff carry out informal inspections every time they visit a property, whether it is for a viewing or to check a gas meter. If you wish, we can arrange for you to periodically inspect the property yourself to make sure you are happy with the way we are managing things.
No Management Fee
You receive 100% of the agreed monthly rent.
We do not charge tenant finders fees or monthly management fees for the service provided to our landlords.
If you have been introduced to Easy Living Spaces
by an agent however, you may have other fee
arrangements with them.
Contract Renewal
Before the lease comes to an end, Easy Living Spaces will contact you asking whether you would like to end or renew your contract. If you choose to end, your property is handed back to you in the same or better condition to its original state. If like most landlords you decide to renew, a new contract is negotiated, and you’ll continue to receive our great service.
